Boiler broken? Repairs from £75, same-day when possible. Gas Safe registered (972035).
We cover all of Middlesbrough — Linthorpe, Marton, Acklam, Hemlington, Nunthorpe, Coulby Newham, Park End, Berwick Hills, and the Town Centre. TS1 through TS8. We know the housing stock around here: the Victorian terraces in Linthorpe with their old pipework, the 1960s estates in Hemlington and Park End still running conventional boilers with loft tanks, and the modern builds in Coulby Newham and Nunthorpe with their combi systems. Different properties, different problems. We’ve seen them all and we carry the parts to fix them.
Common Boiler Problems We Fix
No heating or hot water — Usually a faulty diverter valve, broken pump, or airlocks in the system. On older conventional boilers, it can be a motorised valve that’s seized up. We’ll diagnose which component has failed and get it replaced.
Kettling noises — That rumbling or banging sound means limescale buildup on the heat exchanger. Common in hard water areas. Sometimes a powerflush sorts it, other times the heat exchanger needs replacing. We’ll check the condition and advise.
Pressure keeps dropping — Small leaks somewhere in the system, a faulty expansion vessel, or a dodgy pressure relief valve. We’ll track down where the pressure’s going and fix it properly.
Error codes showing — Each manufacturer has their own codes, but they all point to specific faults. E133 on a Vaillant means circulation problem. EA on a Worcester means ignition fault. We carry diagnostic tools to read the codes and know what they actually mean.
Leaking boiler — Could be the pump seal, a corroded pipe joint, or a crack in the heat exchanger. Location of the leak tells us what’s failed. Heat exchanger leaks usually mean replacement is the better option.
Boiler keeps cutting out — Overheating, low pressure, or faulty sensors. We’ll test each component to find out why it’s shutting down and get it running reliably again.
Boiler Repair Costs
| Repair Type | Price Range |
|---|---|
| Diagnostic and simple repair | From £75 |
| Thermostat or sensor replacement | £75 - £150 |
| Diverter valve replacement | £150 - £250 |
| Fan replacement | £150 - £250 |

| Gas valve replacement | £200 - £350 |
| Pump replacement | £150 - £300 |
| Heat exchanger replacement | £300 - £500 |
These are guide prices. Final cost depends on your boiler model and what’s actually wrong. We’ll always quote before we start any work. No surprise bills.
What’s Included
Every repair includes a full diagnosis — we don’t charge you just to tell you what’s broken. Once we’ve found the fault, we’ll explain what needs doing and give you a fixed price. The repair itself includes fitting the new part, testing the boiler is running safely, checking gas pressures, and making sure everything’s working as it should. All our work comes with a 12-month guarantee, and we’ll leave you with a copy of the Gas Safe certificate for your records.
Brands We Work On
We repair all major boiler brands: Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton, Viessmann, and most others you’ll find in Middlesbrough properties. We carry common parts on the van — thermistors, pressure sensors, diverter valves, pumps — so we can finish most repairs on the first visit. For bigger components like heat exchangers or circuit boards, we’ll order the part and come back to fit it, usually within a couple of days.
Our Repair Process
Give us a call and we’ll book you in — same-day appointments when we can manage it, especially if you’ve got no heating. We’ll arrive with diagnostic equipment and a van full of parts. First job is working out what’s actually wrong. We’ll test the boiler, check error codes, and inspect the components. Once we’ve found the fault, we’ll explain what needs fixing and give you a price there and then.
If you’re happy to go ahead, we’ll crack on with the repair. Most jobs take one to two hours depending on what’s failed. After fitting the new part, we’ll test the boiler properly — check it fires up, heats the water, and all the safety devices are working. You’ll get a Gas Safe certificate and a 12-month guarantee on the work. Whole process from arrival to fixed boiler is usually same day.
Repair or Replace?
If your boiler’s under 10 years old and it’s a decent make, repairs almost always make sense. Parts are available, the boiler’s got years left in it, and you’re spending hundreds instead of thousands.
Once you get past 12-15 years, it depends. If it’s a simple fix like a pump or thermostat, worth repairing. If it needs a heat exchanger or circuit board and it’s an old inefficient model, replacement might be the better call. We’ll be straight with you about what makes financial sense. No point patching up a boiler that’s going to fail again in six months.
Middlesbrough-Specific Issues
The Victorian terraces around Linthorpe and central Middlesbrough have their own quirks. Old pipework, sometimes undersized for modern boilers, and you get pressure issues or poor circulation. We’ll check the whole system, not just the boiler, to make sure everything’s working together.
The 1960s and 70s estates — Hemlington, Park End, Berwick Hills — still have a lot of conventional boilers with separate hot water cylinders and tanks in the loft. Different components to go wrong compared to combis. Motorised valves, cylinder thermostats, and those old Grundfos pumps. We know these systems inside out.
The newer builds in Coulby Newham and Nunthorpe are mostly combi boilers. Modern, efficient, but when they go wrong you’ve got no backup. No heating and no hot water immediately. That’s where same-day service matters.
How quickly can you get to Middlesbrough for a repair?
We aim for same-day callouts whenever possible. If you call before midday, there’s a good chance we can get to you that afternoon. For emergencies — no heating in winter, boiler leaking badly — we’ll prioritise you and get someone out as fast as we can. We cover all the Middlesbrough postcodes (TS1-TS8), so we’re never far away. Most repairs are done and dusted within a few hours of us arriving.
Do you give a fixed price before starting work?
Always. Once we’ve diagnosed the fault, we’ll tell you exactly what it’ll cost to fix. That’s parts, labour, and VAT all in. No hidden extras, no hourly rates that keep climbing. If you’re not happy with the price, you don’t have to go ahead — you’ll just pay a callout charge. Most people go ahead because they know what they’re paying and they want their boiler working again.
What if the boiler breaks down again after you’ve repaired it?
All our repairs come with a 12-month guarantee. If the same fault comes back or the part we fitted fails, we’ll come back and sort it at no extra cost. That covers parts and labour. Obviously if something completely different goes wrong, that’s a separate issue, but the work we’ve done is guaranteed for a full year. Gives you peace of mind that the repair’s going to last.
Can you repair boilers that other engineers have said are beyond fixing?
Sometimes, yes. We’ve sorted boilers that others have condemned, especially older models where parts are supposedly unavailable. We’ve got contacts for discontinued parts and sometimes we can retrofit newer components to keep an old boiler running. That said, we won’t keep a dying boiler on life support if it’s genuinely not worth it. We’ll give you an honest assessment — if it’s fixable economically, we’ll fix it. If not, we’ll tell you why and what your options are.
Do you repair boilers that are out of warranty?
That’s most of what we do. Manufacturer warranties typically run 5-10 years, and after that you’re on your own. We’ll repair any boiler regardless of age, as long as parts are available and the repair makes financial sense. We’re independent, so we’re not tied to warranty terms or manufacturer restrictions. If it can be fixed, we’ll fix it. If you’d be better off with a new boiler, we’ll tell you that too.
