We provide emergency plumbing and heating repairs across all of Middlesbrough, from the Victorian terraces in Linthorpe and Marton to the 1960s estates around Hemlington and Park End, through to the modern properties in Coulby Newham and Nunthorpe. Middlesbrough’s mix of housing stock means we see a full range of emergency scenarios. The Victorian properties have exposed external pipework that freezes in winter, the post-war estates have aging boilers that fail during cold snaps, and the newer builds have combi boilers with condensate pipes that freeze solid when temperatures drop below zero.
Common Emergencies We Handle
Burst pipes are one of the most urgent calls we get, particularly during cold weather. Victorian terraces in Linthorpe often have exposed pipework on external walls or in unheated roof spaces. When temperatures drop, these pipes freeze and then burst when they thaw. We also see burst pipes from corroded copper pipe that finally gives way, usually at joints or where the pipe passes through masonry. A burst pipe can flood a house in minutes, so speed matters.
Boiler breakdowns leave you without heating and hot water, which becomes an emergency in winter or when you’ve got young children or vulnerable people at home. The 1960s estates around Hemlington and Park End tend to have older boilers that fail during the coldest weather. Common failures include faulty pumps, broken diverter valves, ignition problems, or pressure loss. Modern combi boilers in newer properties often fail because the condensate pipe has frozen, which causes the boiler to shut down as a safety measure.
Gas leaks need immediate attention. If you smell gas or suspect a leak, you need a Gas Safe registered engineer immediately. We’ll locate the source, make everything safe, and carry out the necessary repairs. Never ignore a suspected gas leak.
Major leaks from hot water cylinders, header tanks, or radiator valves can cause serious water damage. We’ll isolate the leak, repair or replace the failed component, and get your system back up and running.
Complete heating system failures during cold weather count as emergencies. When an entire system stops working, it’s often a pump failure, motorised valve failure, or electrical fault. We carry common replacement parts on the van so we can often fix these problems on the spot.

What to Do Before We Arrive
If you’ve got a burst pipe, turn off your main stopcock. It’s usually under the kitchen sink or where the water main enters the house. Turning off the water will stop the flooding. Open taps to drain the remaining water from the pipes. If you can’t find your stopcock or can’t turn it, just get everything away from the water and wait for us.
If you suspect a gas leak, turn off the gas at the meter if it’s safe to do so. Open windows and doors to ventilate the property. Don’t turn any electrical switches on or off, don’t strike matches or lighters, and get everyone out if the smell is strong. Call us and the National Gas Emergency Service (0800 111 999).
If your boiler has stopped working, check the pressure gauge first. Most combi boilers need pressure between 1 and 2 bar. If it’s dropped below 1 bar, that might be your problem. You can try resetting the boiler once, but don’t keep resetting it repeatedly. If it won’t stay on, there’s an underlying fault that needs professional attention. In winter, check if the condensate pipe has frozen. It’s the plastic pipe that comes out of the boiler and runs outside. If it’s frozen solid, the boiler won’t work.
Our Emergency Response Process
When you call with an emergency, we’ll ask a few quick questions to understand what’s happening and how urgent it is. We prioritise genuine emergencies like flooding, gas leaks, and heating failures in cold weather. We’ll give you an honest estimated arrival time based on where you are in Middlesbrough and what other jobs we’re handling.
Our engineer will arrive with a van stocked with common replacement parts. We’ll diagnose the problem, explain what’s wrong in plain terms, and tell you what needs to happen. If we can fix it on the spot, we will. If we need specialist parts or extensive work, we’ll make the situation safe, get your water or heating back on temporarily if possible, and arrange a proper repair as soon as we can get the parts.
After any repair, we’ll test the system to make sure everything is working properly. For gas work, we’ll issue the appropriate safety certificates. We’ll also explain what happened and give you advice on preventing similar problems in future.
Middlesbrough-Specific Emergency Risks
The Victorian terraces in Linthorpe, Marton, and parts of the town centre have specific vulnerabilities. Many still have original lead pipes or very old copper pipework. The houses were built with exposed external pipework that made sense for maintenance but leaves pipes exposed to frost. We also see complex systems where multiple extensions and modifications over the years have created weaknesses. Stopcock locations in these properties can be awkward to access, which makes emergencies harder for homeowners to deal with themselves.
The 1960s and 70s estates around Hemlington, Park End, and Berwick Hills have aging boilers that fail during the coldest weather when demand is highest. These properties often have old radiator valves that corrode and start weeping or burst. The heating systems are often the originals from when the houses were built, so components are at the end of their service life. We get a spike in emergency calls from these areas every winter.
Modern properties in Coulby Newham, Nunthorpe, and newer developments around Hemlington tend to have combi boilers. The most common emergency is frozen condensate pipes. The plastic pipe that carries condensate from the boiler to a drain freezes solid when temperatures drop below zero, and the boiler shuts down. We also see pressure loss in combi systems, often from a slow leak somewhere in the system that finally causes the boiler to lock out. Modern properties also have mains pressure systems, which means when a pipe bursts the water comes out with much more force than in older properties with header tanks.
When to Call an Emergency Plumber
Genuine emergencies need immediate attention: burst pipes causing active flooding, complete boiler breakdown leaving you with no heating or hot water in cold weather, suspected gas leaks, major leaks from cylinders or tanks causing water damage, and total heating system failures when temperatures are low. These situations can cause serious damage to your property or pose safety risks.
Non-urgent issues can wait for a normal appointment: a dripping tap, a radiator that’s not quite hot enough, a toilet that’s slow to fill, a small weep from a valve that’s contained in a bucket, or a boiler that’s working but making a noise. Book a standard appointment for these and you’ll save the emergency callout premium.
Prevention Tips
- Know where your stopcock is and check you can turn it. If it’s seized, get it replaced before you have an emergency.
- Insulate pipes in unheated areas like lofts, garages, and external walls. Pipe insulation costs pennies compared to flood damage.
- Get your boiler serviced annually. Most breakdowns happen to boilers that haven’t been serviced.
- Insulate your condensate pipe if you have a combi boiler. The plastic pipe that runs outside freezes in cold weather and shuts the boiler down.
- Bleed radiators before winter. Trapped air makes heating systems work harder and increases the risk of pump failure.
- Keep your heating on low when you’re away in winter. A house that’s completely cold is much more likely to suffer frozen pipes.
- Replace old radiator valves before they fail. If a valve is weeping slightly, it’s about to fail properly.
What counts as a genuine emergency?
Burst pipes causing flooding, complete boiler breakdown with no heating or hot water in cold weather, gas leaks, major leaks from cylinders or tanks, and total heating system failures when it’s cold outside. These need immediate attention because they cause damage, pose safety risks, or leave vulnerable people without heat. A dripping tap, a radiator that’s not quite hot enough, or a toilet that’s slow to fill can wait for a normal appointment.
How quickly can you reach Middlesbrough?
For genuine emergencies, we aim for 30-60 minutes depending on where you are in Middlesbrough and what time you call. We’re local to Teesside, so we don’t have to travel from miles away. Linthorpe, Acklam, and central Middlesbrough are usually quickest to reach. Coulby Newham, Nunthorpe, and the outer areas might take slightly longer. We’ll give you an honest estimated arrival time when you call.
Do you charge extra for emergency callouts?
Yes. Emergency callouts start from £95, which covers the immediate response, diagnosis, and basic repairs. Evening and weekend callouts start from £120. Standard appointments during working hours cost less because we can plan our route and you’re not paying for 24/7 availability. We’ll tell you the cost upfront before we attend. If major parts or extensive work is needed, we’ll quote that separately once we’ve diagnosed the problem.
Can you fix most problems on the first visit?
We carry common replacement parts on the van - pumps, valves, pressure relief valves, pipe fittings, compression fittings, and standard boiler components. For common emergencies like burst pipes, failed pumps, or leaking valves, we can usually complete the repair on the spot. If we need specialist parts or extensive work, we’ll make the situation safe, get your water or heating back on temporarily if possible, and arrange a proper repair as soon as we can source the parts.
What should I do if I smell gas?
Turn off the gas at the meter if it’s safe to do so. Open windows and doors. Don’t turn electrical switches on or off, don’t strike matches, and get everyone out if the smell is strong. Call the National Gas Emergency Service on 0800 111 999 and call us. We’re Gas Safe registered (972035) and we’ll attend to locate the leak, make everything safe, and carry out the necessary repairs. Never ignore a suspected gas leak.
