Understanding landlord gas safety requirements
Under the Gas Safety (Installation and Use) Regulations 1998, landlords have a legal duty to:
- Have all gas appliances, flues, and pipework checked every 12 months
- Use a Gas Safe registered engineer for all checks
- Provide tenants with a copy of the Gas Safety Record within 28 days
- Give new tenants a copy before they move in
- Keep records for at least 2 years
Non-compliance can mean prosecution, an unlimited fine and invalidated insurance.

Prices include the inspection and the certificate. If an appliance fails and needs repairs, those are quoted separately. The check takes 30 to 45 minutes for a standard property with one or two gas appliances.
What the certificate covers
The certificate (officially a Gas Safety Record, often called a CP12) confirms that the gas appliances in the property have been checked by a Gas Safe registered engineer and are safe to use. It covers boilers, gas fires and heaters, gas cookers and hobs, flues and ventilation, and a visual inspection of the gas pipework. It lists every appliance, where it is, and whether it passed or failed, and it's valid for 12 months.
For homeowners
You don't legally need a gas safety certificate for your own home. But it makes sense to have one if:
- Your boiler is getting old and you want peace of mind
- You're buying or selling a house and want evidence it's safe
- You haven't had your boiler serviced in a while
- You're worried about carbon monoxide
A gas safety check is similar to a boiler service but focuses on safety rather than performance. If you want both, ask about combined pricing.

How often do I need a gas safety check?
By law, landlords must have gas appliances checked every 12 months by a Gas Safe registered engineer. You must provide a copy of the certificate to tenants within 28 days of the check, or before they move in for new tenancies.
What happens if I don't have a valid certificate?
Operating a rental property without a valid Gas Safety Certificate is illegal. Penalties can include an unlimited fine, imprisonment and invalidation of your landlord insurance. More importantly, you're putting tenants at risk.
Can you work around my tenants' schedules?
Yes. I fit visits around your tenants where I can, including Saturdays. I can also arrange access with the tenants directly if that's easier for you.
Do you offer discounts for multiple properties?
Yes, I offer competitive rates for landlords with several properties. Send me the details of your portfolio and I'll give you a quote.
How quickly can I get a certificate?
If everything passes, you'll usually get the certificate the same day. I can normally book the check in within a few days, sooner if it's urgent.
How far in advance can I renew?
You can get a new certificate up to 2 months before the old one expires, and it will still run from the original expiry date (so you don't lose any time).
Can you service my boiler at the same time?
Yes. Combining a boiler service with a gas safety check is common and makes sense. Ask for combined pricing.
What if an appliance fails the inspection?
I'll explain what's wrong and give you a quote for the repair. Once it's fixed, I'll check it again and issue the certificate. If an appliance is immediately dangerous, I'm required to disconnect it.
