Landlord Gas Safety Certificates

What’s the difference between a service and a repair?

A service is preventative maintenance. We check the boiler is working safely and efficiently, test all components, clean where needed, and make minor adjustments. A repair is fixing something that’s broken or not working correctly. If we find faults during a service, we’ll quote separately for repairs unless it’s something minor we can fix as part of the service. Servicing reduces the need for repairs by catching problems early.

Can I service my own boiler?

No. By law, only Gas Safe registered engineers can work on gas appliances. DIY work on gas boilers is illegal and extremely dangerous. Even if you’re competent with DIY, you don’t have the equipment to test combustion properly or the training to identify subtle faults that could cause carbon monoxide leaks. Insurance and warranties are also invalidated if anyone other than a Gas Safe engineer services the boiler.

Do I need a carbon monoxide alarm?

Yes. Building regulations require carbon monoxide alarms in any room with a gas appliance, but many older properties don’t have them. We can fit an audible CO alarm during a service visit for around £15. It’s a legal requirement for landlords, and we strongly recommend it for all properties with gas boilers. CO alarms should be replaced every 7-10 years as the sensor degrades over time.

What happens if my boiler fails the service?

If we find a safety issue during the service, we’ll explain what’s wrong and what needs fixing. For immediately dangerous situations (like a carbon monoxide leak), we’re legally required to disconnect the boiler and cap off the gas supply. For at-risk situations (problems that could become dangerous), we’ll issue a warning notice and recommend repairs. You’ll get a written report explaining everything we found.
