“Guisborough’s hard water is brutal on boilers. We’ve seen heat exchangers completely blocked with limescale in systems that are only six or seven years old. If you’re not on top of maintenance, you’re asking for trouble.”
Covering Guisborough town centre, Belmangate, Howlbeck, Hutton Village, Pinchinthorpe, Great Ayton, and Newton under Roseberry. Gas Safe registered (972035), and we know the TS14 area’s hard water problems inside out. We also cover rural properties running on oil or LPG — different fuel, same principles, and we’re qualified to work on both.
Repairs from £75, diagnosis and fix included. Same-day service when we can manage it. We carry common parts for Worcester Bosch, Vaillant, Baxi, Ideal, and most brands. Everything’s backed by a 12-month guarantee on parts and labour.
Common Boiler Problems in Guisborough
The hard water in Guisborough causes specific problems you won’t see in softer water areas. Limescale builds up in heat exchangers, which reduces efficiency first, then causes the boiler to overheat and shut down. You’ll hear kettling — a loud banging or rumbling noise — which is water boiling on scale deposits inside the heat exchanger. Left unchecked, the limescale will completely block the heat exchanger and kill the boiler.
We see a lot of blocked pipes in the Victorian and Edwardian terraces around the town centre and conservation area. Older central heating systems with narrow-bore pipework are particularly vulnerable. The scale builds up over years, restricting flow until radiators go cold or the boiler loses pressure and shuts down.
Other common repairs: boilers cutting out on overheat, no hot water (often a diverter valve failure, sometimes made worse by scale), pressure drops (usually a leak or a failed expansion vessel), pump failures (limescale can seize the impeller), and PCB (circuit board) failures. If you’ve got hard water and an old boiler, you’re fighting a losing battle without regular maintenance and power flushing.

What’s Included
Full diagnosis with a clear explanation of what’s failed and why. Fixed price quote before we start work. All labour, parts, and VAT included. We’ll test the system properly before we leave — checking pressure, running the heating and hot water, and making sure everything’s safe. You get a 12-month guarantee on parts and labour, and a Gas Safe certificate if it’s gas work.
Brands We Repair
Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton, Viessmann, and most other brands. We carry common parts for the popular models, which means we can fix most boilers on the first visit. For oil and LPG boilers, we work on Grant, Firebird, Riello, Worcester Greenstar, and other makes.
Our Repair Process
We’ll diagnose the fault first — checking error codes, testing components, and working out what’s failed. Then we’ll give you a fixed price quote for the repair. If you’re happy to proceed, we’ll fix it there and then if we’ve got the parts. If we need to order something, we’ll book you in as soon as it arrives. Once it’s fixed, we’ll test the system properly and give you a Gas Safe certificate if it’s required.
Repair or Replace?
If the repair costs more than half the price of a new boiler, or if the boiler’s over 12 years old and likely to fail again soon, we’ll tell you. Sometimes it makes sense to replace rather than throw money at an old boiler that’s on its way out. We’ll give you honest advice either way — we’re not here to sell you a new boiler if a repair will do the job.
Hard Water and Your Boiler
Guisborough’s hard water is a serious problem for heating systems. The calcium carbonate in hard water precipitates out when the water’s heated, forming limescale deposits inside the boiler and pipework. In a heat exchanger, this acts as an insulator, stopping the heat from transferring properly. The boiler overheats, you get kettling, and eventually the heat exchanger fails completely.
Power flushing can clear out some of the scale and sludge, which buys you time, but it’s not a permanent fix. The hard water keeps creating more scale. A scale inhibitor in the system helps, but it won’t prevent all buildup. The best defence is regular servicing and a power flush every few years, particularly if you’ve got an older system or you’ve noticed the radiators getting cold or the boiler making noise.
If you’re replacing a boiler, consider a system filter and a scale inhibitor. It won’t stop limescale completely, but it’ll slow it down and extend the life of the new boiler.
LPG Boilers
Some of the rural properties around Great Ayton, Newton under Roseberry, and the outlying villages run on LPG rather than mains gas. We’re qualified to work on these systems. The principles are similar to mains gas — pumps, heat exchangers, controls — but the fuel supply is different. LPG boilers still need annual servicing. We cover all of it.
Can you fix my boiler the same day?
Often, yes. If it’s a common fault and we’ve got the parts on the van, we can fix it straightaway. If we need to order a part, we’ll book you in as soon as it arrives — usually within a day or two. We’ll always give you a realistic timescale.
Does hard water really damage boilers?
Absolutely. Guisborough’s hard water causes limescale buildup in heat exchangers and pipework, which reduces efficiency and eventually causes failure. You’ll hear kettling (banging or rumbling noises) as the water boils on scale deposits. Power flushing helps, but it’s a constant battle. Regular servicing and a scale inhibitor in the system will slow it down.
Can you work on LPG boilers?
Yes. We cover rural properties around Great Ayton, Newton under Roseberry, and the surrounding villages. We’re qualified to work on LPG systems — different fuel supply, same heating principles. We repair Worcester Greenstar, Vaillant, Baxi, and other makes.
How quickly can you get to Guisborough?
Same-day when possible. We cover Guisborough, Hutton Village, Great Ayton, Pinchinthorpe, and the surrounding villages regularly. If we can’t get to you the same day, we’ll get you booked in as soon as we can and give you a realistic timescale.
Do you give guarantees on repairs?
Yes. All repairs come with a 12-month guarantee on parts and labour. If something we’ve fitted fails within a year, we’ll come back and sort it out. You’ll also get a Gas Safe certificate for all gas work.
