“Most Thornaby installations are straightforward, but you need an engineer who understands microbore pipework — it affects everything from boiler choice to flow rates. We’ve been working on these estates for years.”

We install new boilers across Thornaby, from Victorian terraces in the Village to 1960s-70s estates around Mandale, Stainsby, and Bassleton Lane, plus the newer riverside apartment blocks. A proper installation isn’t just about hanging a boiler on the wall — it’s about understanding how your property’s heating system works, what pipework you have, and what boiler will deliver the best performance.

Thornaby’s housing stock is surprisingly varied. The Victorian Village area has terraces with conventional heating systems that often benefit from combi conversions. The 1960s-70s estates — Mandale, Stainsby, Bassleton Lane — were built during an era when microbore pipework (8mm and 10mm copper pipe) was popular for cost and installation speed. These systems present specific challenges for boiler replacement. The newer riverside apartments typically have combi boilers already, but space is tight and flue options can be limited.

We’re Gas Safe registered (972035) and based locally, so we know these properties inside out. Each installation includes the boiler unit itself, system flush, removal and disposal of your old boiler, modern controls, and manufacturer warranty registration.

Boiler Types We Install

Combi Boilers Combination boilers heat water on demand — no storage cylinder, no cold water tanks. They’re perfect for smaller properties or conversions where you want to reclaim cupboard space. Most of the riverside apartments and newer builds in Thornaby have combis. They’re efficient and compact, but flow rates matter if you have multiple bathrooms. With microbore pipework, flow rates drop further, so we size combis carefully to avoid weak showers or slow bath fills.

System Boilers System boilers work with a hot water cylinder but don’t need header tanks. They’re a good fit for larger Thornaby properties with multiple bathrooms, especially if your pipework can’t support the flow demands of a combi. If you have microbore and want good pressure at multiple taps simultaneously, a system boiler with a modern unvented cylinder often performs better than a combi.

Conventional Boilers Also called regular or heat-only boilers, these work with both a hot water cylinder and cold water tanks in the loft. Rare in new installations, but we still fit them when replacing like-for-like in older Village properties where the system layout works well and there’s no benefit to changing it.

Microbore pipework limits your options. An 8mm pipe can’t deliver the same flow as 15mm, so we assess your system first and recommend boilers that’ll perform properly with your existing pipework — or advise on strategic upgrades if needed.

Microbore Pipework and Boiler Installation

This is the critical factor in many Thornaby installations, especially on the 1960s-70s estates. Microbore systems use 8mm or 10mm copper pipe instead of the standard 15mm or 22mm. Builders liked microbore because it was cheaper, easier to route through walls, and faster to install. The downside is reduced flow rates — less water moves through a smaller pipe.

When we survey a property with microbore, we check several things. First, what diameter pipe feeds each radiator and which sections are microbore versus standard bore. Second, the condition of the system — microbore is more prone to sludge buildup and blockages because the smaller diameter means debris restricts flow faster. Third, what boiler output and flow rate your pipework can actually support.

For a straightforward combi replacement on microbore, we’ll typically recommend a model with a lower flow rate — perhaps 10-12 litres per minute rather than 14-16. This matches the system’s capabilities and prevents the boiler cycling on and off because it’s trying to push more water through than the pipes can handle. If you have two bathrooms and want better performance, we might suggest upgrading the main feed pipes from 8mm to 15mm, or converting to a system boiler with a cylinder instead.

A power flush is essential on microbore systems. The narrow pipes trap sludge more easily, and this sludge reduces flow further and damages the new boiler’s heat exchanger. We flush the system before installing the new boiler, then fit a magnetic filter to catch future debris. On heavily contaminated systems, a flush can take most of a day, but it’s non-negotiable if you want the boiler to last.

Sometimes microbore is only used on branch runs to individual radiators, with 15mm or 22mm mains. That’s less restrictive. Other times, the entire system is 8mm microbore, including feeds to bathrooms. In those cases, we’ll have an honest conversation about performance expectations or what upgrades make sense.

Brands We Install

Worcester Bosch The most popular brand in the UK, known for reliability and parts availability. Their Greenstar range covers everything from compact combis for flats to high-output system boilers for larger properties. Warranties up to 10 years depending on model and installation package.

Vaillant German engineering, excellent build quality. Their ecoTEC range is quiet and efficient. Slightly more expensive than Worcester but built to last. Good choice if you want longevity and don’t mind paying a bit more upfront.

Baxi British brand, solid mid-range option. Their Platinum and 800 series combis are reliable workhorses. Parts are easy to source locally, and most heating engineers are familiar with them. Good value for money.

Ideal Another British brand, popular in social housing and rental properties because they’re cost-effective and serviceable. The Logic range is straightforward and dependable. Not as feature-rich as Worcester or Vaillant, but gets the job done.

We’re not tied to any manufacturer, so we’ll recommend what suits your property, budget, and performance needs. All our installations come with full manufacturer warranties, registered at commissioning.

What’s Included

Every installation includes:

  • New boiler unit supplied and fitted
  • System flush to remove sludge and improve circulation
  • Magnetic filter to protect the new boiler
  • Removal and disposal of old boiler (including dismantling back boilers)
  • Gas safety checks and commissioning
  • Manufacturer warranty registration
  • Building Control notification
  • Handover with user instructions
  • 12-month workmanship guarantee

If you’re converting from conventional to combi, we also remove the hot water cylinder and cold water tanks, then cap off redundant pipework. If flue modifications are needed (common in riverside apartments with limited external wall options), that’s quoted separately but handled in the same visit.

Our Installation Process

Survey and Quote (1-2 hours) We visit your property, assess your existing system, check pipework, measure rooms, and discuss what you need. You’ll get a fixed-price quote on the spot or within 24 hours for more complex jobs. We’ll explain what we’ve found and what we recommend, including any pipework upgrades or extras.

Boiler Order (3-5 days) Once you approve the quote, we order your boiler. Lead times vary by manufacturer and model, but most are in stock locally. Worcester Bosch and Baxi are usually quickest; Vaillant can take a bit longer.

Installation Day 1 (6-8 hours) We arrive first thing, usually around 8am. First job is the system flush — this runs for 2-3 hours while we disconnect the old boiler. Once the flush is done, we drain the system, remove the old boiler, fit the new one, connect pipework and electrics, install the magnetic filter, and start filling the system. If it’s a like-for-like replacement, we’ll often finish the same day. For conversions or back boiler removals, it’s usually a two-day job.

Installation Day 2 (if needed, 4-6 hours) Finish pipework modifications, remove cylinders or tanks, test the system, balance radiators, commission the boiler, and register the warranty. We’ll show you how to operate the boiler and thermostat, answer questions, and provide paperwork for Building Control.

Your heating is off during installation, so we schedule around your needs. Most customers book midweek and arrange alternative hot water (kettle, shower at a friend’s place) for a day or two.

Choosing the Right Size

Boiler output is measured in kilowatts (kW). Here’s what typically suits Thornaby properties:

  • 1-2 bedroom flat/terrace: 24-28kW combi
  • 3-bedroom semi or terrace: 28-32kW combi
  • 4-bedroom detached or semi: 32-35kW combi, or system boiler with 150-200L cylinder
  • Microbore systems: Often better with lower flow combis (10-12 L/min) or system boilers

We calculate heat loss based on your property’s size, insulation, and number of radiators. Oversizing wastes gas; undersizing leaves you cold. It’s not guesswork — we use proper heat loss calculations and factor in your pipework limitations.

How much does a boiler installation cost in Thornaby?

A straightforward combi replacement starts from £1,800. System conversions (conventional to combi) start from £2,500 because of the extra work removing cylinders and tanks. Back boiler removals start from £2,800 due to the complexity of dismantling the fireplace unit and making good the opening. All prices include the boiler, flush, filter, removal, and commissioning. We provide fixed-price quotes after surveying, so no hidden costs.

Will my microbore pipework work with a new combi boiler?

Usually yes, but flow rates will be lower than with standard 15mm pipework. We assess your system during the survey and recommend a boiler that matches your pipework’s capabilities. If you need better performance — multiple bathrooms used simultaneously, for example — we might suggest upgrading key sections of pipework or fitting a system boiler with a cylinder instead.

Can you relocate the boiler during installation?

Yes, relocating is common when converting to a combi — moving from the kitchen to a utility room or garage frees up cupboard space. It involves extending gas, water, and flue pipework, plus electrical work. Costs more than a like-for-like replacement because of the extra labour and materials, but often worth it for the space gained. We’ll assess feasibility and quote during the survey.

How long does a boiler installation take in a riverside apartment?

Most riverside apartments are straightforward one-day jobs because they’re modern combi-to-combi replacements. The main consideration is flue positioning — some apartments have limited external wall access, so we might need a vertical flue through the roof or a plume management kit if the flue terminates near windows or walkways. We check flue options during the survey and quote accordingly.

What happens to my old boiler and cylinder?

We remove and dispose of everything as part of the installation. For combi conversions, that includes disconnecting the hot water cylinder, draining it, removing it from the airing cupboard, dismantling any cold water tanks in the loft, and capping off redundant pipework. All waste goes with us — disposal is included in the installation price. If you have a back boiler, we dismantle the fireplace unit, cap the opening, and make it safe (decorative finishing is your responsibility).
