Heating playing up? Gas heating repairs from £75, most fixed same day. Gas Safe registered (972035).
We cover all of Billingham — the town centre, Low Grange, High Grange, Cowpen, Belasis, Wynyard, Wolviston, and Cowpen Bewley. Billingham’s housing stock spans a wide range: 1950s-60s estates built for ICI workers with conventional heating systems, modern executive homes in Wynyard with high-end multi-zone setups, and rural properties around Wolviston and Cowpen Bewley. Each type has different heating demands and different failure points. We carry parts for all the common systems and know what goes wrong with each. TS23 fully covered.
Common Gas Heating Problems We Fix
Aging conventional systems in older estates — The 1950s-60s estates across Low Grange, High Grange, and Cowpen were built with conventional heating — a boiler, hot water cylinder, and cold water tank in the loft. After 50+ years, these systems are tired. Pumps seize, motorised valves stick, cylinder thermostats fail, and the old Honeywell programmers lose their settings. These are bread-and-butter repairs for us.
Cold radiators in larger Wynyard homes — Executive homes in Wynyard often have 15+ radiators across multiple zones. When a zone valve fails, one part of the house heats up while the rest stays cold. Larger systems also need more powerful pumps — a Grundfos 15-60 that’s fine for an eight-radiator terrace won’t cut it in a five-bedroom detached. We check pump sizing and zone valve operation as part of every diagnosis.
Boiler losing pressure — A slow leak, failed expansion vessel, or weeping pressure relief valve. In older Billingham properties, corroded pipe joints behind walls are a common cause. We pressure-test the system to track it down rather than guessing.
No heating but hot water works — Diverter valve failure on combis, or a seized motorised valve on conventional systems. The Honeywell V4043H is the most common valve we replace. It gets stuck serving hot water and won’t switch over to heating.
Strange noises from the heating — Kettling (a rumbling noise from the boiler) means limescale or sludge on the heat exchanger. Banging in pipes is usually thermal expansion or water hammer from a failing pump. Gurgling in radiators means trapped air. Each noise tells us something specific about what’s wrong.

Our Repair Process
Call us or book online. No-heating emergencies get same-day priority when we can manage it. We arrive with diagnostic tools and common parts on the van — Worcester Bosch, Vaillant, Baxi, and Ideal spares plus pumps, valves, and controls. First step is finding the fault properly. We test the boiler, check every radiator, inspect pumps and valves, and trace any leaks. You get a clear quote before we start. Most repairs take one to two hours. After fitting the new part, we test the whole system — heating, hot water, all zones if applicable — and hand over a Gas Safe certificate.
Billingham’s Housing Stock and Heating Challenges
The older estates across Low Grange, High Grange, and Cowpen were built in the 1950s-60s for workers at the nearby ICI chemical works. Solid, well-built houses, but the heating systems have been through several generations of upgrades. Many still have the original radiators with newer boilers bolted on. The old pipework is 15mm copper that’s served well, but after 60+ years the joints can weep and the radiators develop internal corrosion. A system that’s had three different boilers fitted to it over the decades can have a mix of old and new components that don’t always play well together.
Wynyard is the opposite end of the spectrum. Large detached executive homes built from the late 1990s onwards, with high-specification heating systems. Multi-zone heating with Honeywell Evohome or similar controls, underfloor heating in kitchen extensions, towel radiators in every bathroom. When something goes wrong in a Wynyard home, the diagnosis can be more involved because there are more components and zones to check. We’re experienced with these larger, more complex systems and carry the right parts.
Out towards Wolviston and Cowpen Bewley, the rural properties tend to have larger heating systems serving bigger, older farmhouses and conversions. Some have separate zones for different wings of the property. These systems need a methodical approach to diagnosis — we check each zone independently to isolate the fault.
Warning Signs Your Heating Needs Repair
- Some radiators not heating while others work fine
- Boiler pressure gauge below 1 bar, needing top-ups more than once a month
- Banging, gurgling, or whistling from the heating system
- Heating coming on at wrong times or ignoring the thermostat
- Lukewarm radiators despite the boiler running
- Yellow flame in the boiler instead of blue — switch off and call us
- Damp patches or drips near pipework, valves, or radiators
When to Repair vs Replace
Individual components are nearly always worth replacing. Pumps, valves, thermostats, and controls cost £75-£300 and give you another 10+ years of service. Radiators with pinhole leaks from internal corrosion are better replaced. For boilers, anything under 10 years old is worth repairing unless it needs a very expensive part. Over 15 years, weigh the repair against replacement — especially if the boiler is an older inefficient model. In Wynyard homes with expensive multi-zone setups, keeping the system maintained is usually more cost-effective than a full replacement.
Do you work on larger heating systems in Wynyard?
Yes. We’re experienced with multi-zone systems, underfloor heating, smart controls, and the higher-spec installations common in Wynyard homes. We can diagnose zone valve faults, manifold issues, smart thermostat problems, and circulation issues in larger properties. We carry the right parts and have the diagnostic experience for complex setups.
What if only part of my heating is working?
Usually means a zone valve has failed, a pump isn’t strong enough, or a section of pipework is blocked. We’ll check each zone or circuit independently to isolate exactly where the problem is. In multi-zone systems, it’s often a single valve or wiring connection rather than anything major. We’ll diagnose and fix it, and explain what happened.
Can you repair heating in older ICI-era houses?
Absolutely. We work on 1950s-60s heating systems regularly across Billingham. We carry parts for conventional systems — motorised valves, cylinder stats, pump replacements, programmer units — and can repair or upgrade aging components. If the system is reaching end-of-life, we’ll discuss your options for modernising it.
Do you provide emergency heating repairs at weekends?
Yes. Weekend appointments are available for heating emergencies — no heating, no hot water, suspected gas issues. Call us and we’ll aim to attend as soon as possible. The call-out fee is the same as weekdays.
How do I know if my pump needs replacing?
Common signs are radiators that take a long time to heat up, the boiler cutting out on overheating, a humming or buzzing noise from where the pump is fitted, or some radiators not getting hot at all despite the boiler running. A pump that’s on its way out might still work intermittently. We’ll test the pump output and advise on replacement if it’s failing.
