Frozen Pipes: Prevention and Emergency Response for Northeast Winters

Teesside gets proper cold winters. Regular sub-zero nights from November through February are the norm, and those temperatures put serious stress on your plumbing. When water freezes in a pipe, it expands by roughly 9%. That expansion force is enough to split copper, crack plastic joints, and rupture even relatively new installations.

The damage often isn’t visible while the pipe is still frozen solid. It’s when the ice thaws and water starts flowing again that you discover the split, usually when water starts pouring into your ceiling cavity or down a wall. Every winter, burst pipes cause thousands of pounds worth of water damage across the Northeast. The good news is that most frozen pipe problems are preventable with a few straightforward precautions taken before the cold weather arrives.

Why frozen pipes are a serious risk in the Northeast

Unlike milder parts of the UK, Teesside experiences sustained cold spells that give pipes time to freeze right through. A single cold night might drop temperatures below zero, but when we get several consecutive nights at minus three or four, that’s when the risk becomes real.

Older housing stock makes the problem worse. Terraced houses, Victorian conversions, and post-war semis often have pipes running through unheated lofts, along external walls, or under suspended ground floors. These weren’t designed with modern insulation standards, so pipes are exposed to near-outdoor temperatures.

The other factor is occupancy patterns. Holiday homes left unheated, rental properties between tenants, or even just a long weekend away with the heating off can create the conditions for pipes to freeze. Once water stops moving and ambient temperature drops, ice formation is only a matter of time.

Which pipes are most at risk

Not all pipes freeze equally. The vulnerable ones share a common trait: they’re exposed to temperatures close to freezing for sustained periods.

Pipes in unheated spaces are the primary concern. Lofts, garages, cellars, and the voids under raised ground floors all get cold enough to freeze water. If you’ve got copper pipes running across your loft joists with no insulation, those are first in line to freeze.

Pipes on external walls come second, particularly north-facing walls that never get direct sun in winter. Even inside a cupboard, a pipe against an external wall can freeze if there’s no heating in that room.

The boiler condensate pipe is the single most common cause of boiler breakdowns in cold weather. This is the small plastic pipe (usually 22mm or sometimes even narrower) that drains acidic water from a condensing boiler to an external drain. Because it’s narrow, runs outside, and often doesn’t have enough fall to drain quickly, it’s prone to icing up. When it does, the boiler detects the blockage and shuts down as a safety measure. Outside taps and their supply pipes freeze readily because they’re directly exposed. If you’ve got an outdoor tap, it likely has a separate stopcock inside that lets you isolate it in winter. Use it.

Unoccupied properties are high-risk regardless of pipe location, because there’s no heating running and no one around to notice early signs of trouble. If you manage rental properties or have a second home, this is the scenario that leads to insurance claims.

Prevention: what to do before winter

Most frozen pipe emergencies are avoidable with basic preparation in autumn, before the first hard frost.

Insulate your pipes. Pipe lagging costs a few pounds per metre from any DIY store or builders’ merchant. Foam tubes with a slit down one side slip straight onto copper pipes. Cover every exposed pipe in unheated spaces: loft, garage, cellar, under floors. Pay extra attention to bends, joints, and the short sections of pipe where they enter walls or pass through cavities. These spots are easy to miss but freeze just as readily.

Insulate the condensate pipe specifically. This deserves its own mention because it’s such a common failure point. Use foam lagging rated for outdoor use, or if the pipe has repeatedly frozen in previous winters, consider trace heating cable (low-voltage cable that wraps around the pipe and prevents ice formation). If you’re having ongoing condensate freeze problems, it’s worth getting a heating engineer to assess whether the pipe can be rerouted to run internally or replaced with a larger diameter pipe that drains faster.

Keep the heating on low if you’re going away. Don’t turn the heating off completely in winter, even if you’re leaving the property empty. Set the thermostat to 12-15°C. This uses a modest amount of energy but keeps the house warm enough that pipes won’t freeze. It’s far cheaper than dealing with a burst pipe and the resulting water damage.

Fix dripping taps. A dripping tap means water is moving slightly, but it also means the tap mechanism isn’t fully closed and cold air can work its way back into the pipe. If you’ve got a persistent drip, get it fixed before winter.

Know where your stopcock is and test it. In an emergency, you’ll need to shut off the water supply in seconds, not minutes spent searching under the kitchen sink with a torch. Find the stopcock now, make sure it turns freely, and that everyone in the house knows where it is. Stopcocks that haven’t been turned in years can seize. If yours is stiff, turn it off and on a few times to loosen it, or get a plumber to service it.

Open loft hatches on very cold nights. This is an old trick: opening the loft hatch slightly on nights when temperatures are forecast to drop well below zero lets warm air from the house circulate up into the loft. It won’t make a huge difference, but combined with pipe lagging, it can keep loft temperatures just above freezing.

What to do if pipes freeze but haven’t burst

If you turn on a tap and nothing comes out, or your boiler won’t fire because the condensate pipe is frozen, you’ve caught the problem before it becomes a disaster. Act carefully and you can thaw the pipe without it splitting.

Turn the heating on if the boiler will run. Even if the frozen pipe isn’t directly heated, raising the house temperature helps.

Open the tap served by the frozen pipe. This allows water to flow once the ice starts melting, which speeds up the process and reduces pressure in the pipe.

Warm the pipe slowly. Use a hot water bottle wrapped around the pipe, cloths soaked in warm (not boiling) water, or a hair dryer on a low setting. Never use a blowtorch, heat gun on high, or any direct flame. Rapid heating can crack the pipe or cause steam pockets that rupture it. Start from the tap end and work backwards towards the frozen section.

Be ready for a leak. Have towels, buckets, and a mop standing by. If the pipe has already split but the ice is holding the water in, you’ll know about it the moment the thaw completes. If you see water, shut off the stopcock immediately.

For a frozen condensate pipe specifically, the quickest fix is to pour warm water over the external section of the pipe where it exits the house. This usually thaws it within a few minutes and the boiler will restart. If this happens repeatedly, the pipe needs better insulation or rerouting.

What to do if a pipe bursts

If you hear running water where there shouldn’t be any, or see water dripping through a ceiling, you’ve got a burst pipe. Speed matters.

Turn off the water at the stopcock immediately. Every second counts. The main stopcock is usually under the kitchen sink or where the water supply enters the house.

Turn off the heating and hot water. This prevents the boiler from trying to heat water that’s pouring out of a broken pipe. Switch the boiler off at the programmer or fused spur.

Open all the cold taps to drain the system as quickly as possible. This reduces the amount of water that can escape through the burst.

Switch off electricity if water is near electrics. Water and electrics don’t mix. If there’s water pooling near sockets, switches, or appliances, turn off the power at the consumer unit (fuse box).

Contain the water. Use towels, buckets, bowls, anything that holds liquid. Mop up standing water to limit damage to floors and ceilings.

Call an emergency plumber. A burst pipe is a genuine emergency. You need someone out quickly to isolate the damaged section, make a temporary or permanent repair, and get your water back on. See: Emergency Repairs

Take photos for insurance. Before you start cleaning up, photograph the damage. Your insurer will want evidence. Document the burst pipe itself if it’s visible, and the water damage to walls, ceilings, floors, and belongings.

Northumbrian Water is responsible for the supply pipe up to your property boundary, but everything from the boundary to your taps is your responsibility. If the burst is on your side of the boundary (which it almost always is), it’s your problem to fix and your insurance to claim against.

The condensate pipe problem

This deserves its own section because it’s the most common winter plumbing issue in the Northeast. Modern condensing boilers are efficient, but they produce acidic water (condensate) as a byproduct. This drains away via a small plastic pipe that usually exits the house near the boiler and discharges into an external drain or soakaway.

The problem is that this pipe is narrow (often 22mm, sometimes even less), runs outside, and is exposed to freezing temperatures. If the pipe doesn’t have enough fall to drain quickly, condensate sits in the pipe and freezes solid. The boiler detects the blockage and shuts down to prevent damage. No heating, no hot water, and a callout charge to a heating engineer on a cold winter morning.

Prevention is straightforward but often overlooked when boilers are installed:

  • Insulate the external section of the condensate pipe with outdoor-rated foam lagging.
  • Ensure the pipe has adequate fall (at least 2.5 degrees) so condensate drains away quickly and doesn’t pool.
  • Use the largest diameter pipe allowed (32mm if possible). Wider pipes are less likely to freeze because there’s more space for water to flow even if ice starts forming on the walls.
  • If possible, reroute the condensate pipe to discharge internally into a sink waste or internal drain. Not always feasible, but it eliminates the freezing risk entirely.

Temporary fix if your condensate pipe has frozen and the boiler won’t start: pour warm (not boiling) water over the external section of the pipe where it exits the house. Use a watering can or jug and pour slowly and steadily. Within a few minutes, the ice should melt and the boiler will restart. This gets you through the immediate problem, but if it keeps happening, the pipe needs proper insulation or rerouting.

What it costs

Emergency burst pipe repair typically runs £100–£300 depending on the time of day (callouts at 2am cost more than callouts at 10am) and how accessible the burst is. Straightforward leaks under a sink or in a visible section of pipe are cheaper to fix than leaks behind walls or under floors.

Replacing a section of burst pipe costs roughly £150–£400 depending on length, location, and whether any making good (replastering, repainting) is needed. If the pipe is buried in a wall or floor, access costs add up quickly.

Water damage repair can run into thousands of pounds depending on severity. Ruined ceilings, soaked carpets, damaged electrics, and ruined furniture all add to the bill. This is why prevention is so much cheaper than cure.

Prevention materials (pipe lagging, insulation, trace heating cable) cost under £20 for a typical house if you’re doing it yourself. Even if you’re paying someone to install it, the cost is modest compared to a single burst pipe callout.

Final thoughts

Frozen pipes are predictable and preventable. Lag your pipes, insulate the condensate pipe, and keep the heating on low if you’re away. Those three steps will avoid most winter plumbing emergencies.
