If you’re a landlord, you’ll likely hear the term CP12 (Landlord Gas Safety Certificate). This is the annual record that shows gas appliances and flues have been checked for safety.

What is a CP12 certificate?

A CP12 is the common name for the Landlord Gas Safety Record. It documents the results of a gas safety inspection carried out by a Gas Safe registered engineer.

Who needs one?

Typically:

  • Landlords renting out a property with gas appliances (e.g., boiler, gas hob, gas fire)
  • Letting agents managing properties on behalf of landlords

If there are no gas appliances at the property, a CP12 may not be required — but it depends on the setup.

How often is it required?

In most cases, every 12 months.

If you have multiple appliances, they’re checked during the same visit and recorded together.

What’s checked during a landlord gas safety inspection?

The checks depend on the appliance type, but commonly include:

  • Appliance safety and operation
  • Flue performance and correct termination
  • Ventilation and combustion safety
  • Gas tightness / leak checks where appropriate
  • Any defects recorded with the correct classification

Do you need a boiler service as well?

A CP12 check and a boiler service are not the same thing.

  • CP12 focuses on safety compliance and documentation.
  • A boiler service focuses more on maintenance, cleaning, and performance.
